Document Q

New Trade Windows Bristol is happy to confirm our compliance with the new Document Q Building Regulations.

What is Document Q?
Document Q is a recent addition to the building regulations in England, and came in to effect on October 1 2015 for work commencing after that date.
Document Q applies to new dwellings and states that reasonable provision must be made to keep the dwelling secure and resist unauthorised access via any easily accessible door or window into the dwelling or into common areas of a building containing flats or from those common areas into a flat. This is generally be achieved by making the window/door both robust and by fitting it with appropriately secure hardware.

Windows
To comply with document Q any window that is within 2 metres vertically of the ground, an accessible balcony or other accessible surface such as a flat or sloping roof that is 3.5 metres or less of ground level must meet PAS24:2012 standards and should be mechanically fixed to the structure of the building.

Doors
As with windows, doors must also meet PAS24:2012 accreditation. Additionally main/front doors should have a viewer (if clear glass is not present in door or sidelight or adjoining windows) as a means of seeing callers. Letterboxes must not exceed a certain size so as to prevent people reaching through and the door should also be fitted with a security chain or other limiter where appropriate.
